With that deadline bearing down, potential buyers who want to capture the tax credit had better get serious about home shopping.&lt;span id="more-45265"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p style="font-family:Arial, Verdana, Helvetica, sans-serif;font-size:12px;padding-top:10px;padding-right:0px;padding-bottom:10px;padding-left:0px;margin:0px;"&gt;&amp;ldquo;It is certainly possible to find a great home and get it under contract in a month or less, but doing it requires intense focus on the part of both the buyer and the buyer&amp;rsquo;s real estate agent.&lt;/p&gt;&lt;p style="font-family:Arial, Verdana, Helvetica, sans-serif;font-size:12px;padding-top:10px;padding-right:0px;padding-bottom:10px;padding-left:0px;margin:0px;"&gt;Two versions of the tax credit are still being offered: a maximum credit of $8,000 for first-time buyers (and those who last owned a home 3 or more years ago), as well as a $6,500 credit for current homeowners. Either way, the credit applies only to the purchase of a new principal residence costing $800,000 or less, and there are income restrictions and other limitations, including a requirement to close the sale before July 1.&lt;/p&gt;&lt;p style="font-family:Arial, Verdana, Helvetica, sans-serif;font-size:12px;padding-top:10px;padding-right:0px;padding-bottom:10px;padding-left:0px;margin:0px;"&gt;&lt;strong&gt;How can buyers eager to capture the tax credit streamline their home shopping?&lt;br /&gt;Here are some suggestions:&lt;br /&gt;1. Get to Know Your Market:&lt;/strong&gt;&amp;nbsp;Buyers can do that using Internet sites that permit you to see the homes currently on the market, and our good real estate agents are ready to expedite the shopping process. Our capable agents can guide buyers through the home search process and save them a lot of time, &amp;ldquo;New listings can be emailed to buyers as they are posted, and buyers should stay on top of the market on a daily basis, seeing what properties are coming onto the market and which ones have sold.&amp;rdquo;&lt;/p&gt;&lt;p style="font-family:Arial, Verdana, Helvetica, sans-serif;font-size:12px;padding-top:10px;padding-right:0px;padding-bottom:10px;padding-left:0px;margin:0px;"&gt;&lt;strong&gt;2. Line Up Your Financing:&lt;/strong&gt;&amp;nbsp;Talk to a reputable lender right away and go through the pre-approval process. That will tell buyers quickly how much they can borrow. At today&amp;rsquo;s extremely low interest rates, that amount may be more than many buyers imagined. But either way, the process will help buyers determine how much they are willing and able to spend on the home.&lt;/p&gt;&lt;p style="font-family:Arial, Verdana, Helvetica, sans-serif;font-size:12px;padding-top:10px;padding-right:0px;padding-bottom:10px;padding-left:0px;margin:0px;"&gt;&lt;strong&gt;3. Start Narrowing Your Search:&amp;nbsp;&lt;/strong&gt;With a large inventory of homes to choose from in the current market, buyers won&amp;rsquo;t have time to look at everything in their price range. By establishing specific criteria of the home they want, buyers can screen out homes that won&amp;rsquo;t fit their needs. &amp;ldquo;If you can give out real estate agents answers to two questions: Where do you want to live, and how much can you invest, you should be well on your way to a successful home search.&amp;rdquo;&amp;nbsp;&lt;/p&gt;&lt;p style="font-family:Arial, Verdana, Helvetica, sans-serif;font-size:12px;padding-top:10px;padding-right:0px;padding-bottom:10px;padding-left:0px;margin:0px;"&gt;&amp;ldquo;When it comes to geography, buyers should factor in their daily commute. Few of us want to be more than 45 minutes from work. If buyers need access to public transit, then that also shapes their choice, and if they have children, schools are going to be a factor. Ideally, you can narrow you search to one or two communities rather quickly.&amp;rdquo;&lt;/p&gt;&lt;p style="font-family:Arial, Verdana, Helvetica, sans-serif;font-size:12px;padding-top:10px;padding-right:0px;padding-bottom:10px;padding-left:0px;margin:0px;"&gt;&lt;strong&gt;4.Separate Needs from Wants:&lt;/strong&gt;&amp;nbsp;Buyers can look at fewer homes if they can tell our agents what features the home they buy must have and what features would be nice but aren&amp;rsquo;t required. &amp;ldquo;When it comes to must haves, start with the basics. &amp;ldquo;How many bedrooms are needed? Is a separate home office essential or just desirable? &amp;nbsp;Will a two-car garage be sufficient, or do you need something larger? &amp;nbsp;And don&amp;rsquo;t forget to consider the type of home. Are you interested only in a traditional two-story single-family detached dwelling, or would a ranch plan work just as well? &amp;nbsp;or what about a townhouse?&amp;rdquo;&lt;/p&gt;&lt;p style="font-family:Arial, Verdana, Helvetica, sans-serif;font-size:12px;padding-top:10px;padding-right:0px;padding-bottom:10px;padding-left:0px;margin:0px;"&gt;&lt;strong&gt;5. Consider Condition:&amp;nbsp;&lt;/strong&gt;In today&amp;rsquo;s market, many of the best values are foreclosed homes that aren&amp;rsquo;t in perfect condition. Buyers should decide up front if they are willing to tackle a home that needs work, and if so, how much.&lt;/p&gt;&lt;p style="font-family:Arial, Verdana, Helvetica, sans-serif;font-size:12px;padding-top:10px;padding-right:0px;padding-bottom:10px;padding-left:0px;margin:0px;"&gt;&amp;ldquo;Buyers often have a hard time articulating what they will accept when it comes to condition. &amp;ldquo;That&amp;rsquo;s why it is important for a buyer to get out and walk through some properties with their agent as soon as possible. Buyers&amp;rsquo; reactions give an agent the clearest picture of their priorities.&amp;rdquo;&lt;/p&gt;&lt;p style="font-family:Arial, Verdana, Helvetica, sans-serif;font-size:12px;padding-top:10px;padding-right:0px;padding-bottom:10px;padding-left:0px;margin:0px;"&gt;&lt;strong&gt;6. Keep Things in Perspective:&lt;/strong&gt;&amp;nbsp;As nice as it may be to get the tax credit, don&amp;rsquo;t let the desire to do so completely control your home search. &amp;ldquo;Some buyers are quick decision makers, and others are not. &amp;ldquo;If you like to mull over important decisions, take the time you need. The tax credit is a great incentive, but an $8,000 credit equals just 2.5% of the price of a $320,000 home. Buying the wrong home can end up costing you a lot more.&amp;rdquo;&lt;/p&gt;&lt;p style="font-family:Arial, Verdana, Helvetica, sans-serif;font-size:12px;padding-top:10px;padding-right:0px;padding-bottom:10px;padding-left:0px;margin:0px;"&gt;&lt;strong&gt;7. Leave Time to Handle Standard Contingencies:&lt;/strong&gt;&amp;nbsp;The typical purchase contract may have several contingency clauses, for such things as a home inspection, attorney&amp;rsquo;s approval, obtaining financing and even the sale of the buyer&amp;rsquo;s current residence. Fortunately, standard contingencies in a contract won&amp;rsquo;t prevent it from qualifying for the tax credit..&lt;/p&gt;&lt;p style="font-family:Arial, Verdana, Helvetica, sans-serif;font-size:12px;padding-top:10px;padding-right:0px;padding-bottom:10px;padding-left:0px;margin:0px;"&gt;However, &amp;ldquo;the more contingencies you have in a contract, the greater the risk that it won&amp;rsquo;t close. &amp;nbsp;For example, if an issue arises in the home inspection, and it can&amp;rsquo;t be resolved, the buyer may want to find another house, but doing that after April 30 will mean losing the tax credit. Allowing time to work through the contingencies before the deadline reduces that risk.&lt;/p&gt;&lt;p style="font-family:Arial, Verdana, Helvetica, sans-serif;font-size:12px;padding-top:10px;padding-right:0px;padding-bottom:10px;padding-left:0px;margin:0px;"&gt;&lt;strong&gt;8. Obama said that price declines in homes and high unemployment in these regions have created major challenges for families.&lt;/p&gt;&lt;p&gt;He argued that too many lenders were too focused on &amp;ldquo;making a quick buck than acting responsible,&amp;rdquo; that &amp;ldquo;too many borrowers acted irresponsibly by taking on mortgages they couldn&amp;rsquo;t afford&amp;rdquo; and government regulators turned a blind eye to the problem.&amp;rdquo;&lt;/p&gt;&lt;p&gt;State and local housing-finance agencies in states seeking assistance must submit program proposals to the Treasury Department, which will evaluate and decide if they qualify. The funds are allocated from capital set aside for housing from the $700 billion Troubled Asset Relief Program.&lt;/p&gt;&lt;p&gt;States where the average price for all homeowners in the state have fallen more than 20% from their peak are eligible to participate. The average price for all homeowners in Nevada, for example, has fallen by more than 40% from its peak.&lt;/p&gt;&lt;p&gt;According to Obama, three sorts of problems may be addressed with funding: unemployed borrowers, underwater borrowers and those with second mortgages on properties. &amp;ldquo;This fund is going to help out-of-work homeowners avoid preventable foreclosures. It will help homeowners who owe more than their homes are worth find a way to pay their mortgages that works for both borrowers and lenders alike.&amp;rdquo;&lt;/p&gt;&lt;p&gt;Herb Allison, assistant secretary of the Treasury for Financial Stability, told reporters that the allocations are a modest step to stem the housing crisis. However, he added that the program is intended to encourage these states to foster innovative approaches to limit further foreclosures. &amp;ldquo;Local housing-finance agencies understand the local markets,&amp;rdquo; he said. &amp;ldquo;While the housing crisis is national, it takes on local characteristics, and these groups understand the situation on the ground. We want to put to work their creativity and their knowledge to come up with new ideas to test those ideas in their communities.&amp;rdquo;&lt;/p&gt;&lt;p&gt;Allison added that he hoped the successful programs could help the Treasury Department come up with additional ideas for national programs to help troubled homeowners. &amp;ldquo;We can learn a great deal from this and see what works in local situations and how we can leverage that.&amp;rdquo;&lt;/p&gt;&lt;p&gt;Obama announced the program in Nevada, one of the hardest-hit states, along with Senate Majority Leader Harry Reid and other lawmakers. Reid, a Nevada Democrat, is in a battle for re-election in his state, in part due to frustration over high unemployment. The program&amp;rsquo;s announcement comes two days after the Treasury Department reported that a one-year-old $75 billion program to help 3 million to 4 million homeowners modify their mortgages to avoid foreclosure has only aided a small fraction of those at need.&lt;/p&gt;&lt;p&gt;The program, known as the Home Affordable Modification Program (HAMP), seeks to aid borrowers by allowing them to modify their mortgages and lower monthly interest rates through any participating lender. Under this plan, the lender voluntarily lowers the interest rate, and the government provides subsidies to the lender and borrower. The Obama program has so far only helped 116,000 troubled borrowers modify their mortgages from three-month temporary plans into more affordable permanent loans. The HAMP program, which is set to run through 2012, was announced on Feb, 18, 2009. Allison pointed out that about roughly a million homeowners have had their payments reduced, mostly as part of the trial three-month plans. He added that roughly half of those are eligible for permanent modifications. &amp;ldquo;We are on pace to help 3 million to 4 million homeowners by the conclusion of the program in 2012,&amp;rdquo; according to Allison.&lt;/p&gt;&lt;p&gt;Henry Sommer, director at the National Association of Consumer Bankruptcy Attorneys in Philadelphia said he supported the idea of targeted taxpayer assistance to states that need it most. However, he was skeptical whether the vast majority of the $1.5 billion would ever be used. Sommer pointed out that the largest part of the $75 billion HAMP program so far hasn&amp;rsquo;t been allocated&amp;mdash;in large part because only a small number of households have received permanent modifications, which is when the majority of incentive payments go out. &amp;ldquo;They are supposed to spend $75 billion, but aren&amp;rsquo;t using it,&amp;rdquo; he said. &amp;ldquo;I am concerned that even though they announced this program, that the funds in it won&amp;rsquo;t be used.&amp;rdquo;&lt;/p&gt;&lt;p&gt;Sommer added that he was interested in seeing what kind of programs the Treasury would approve to be eligible for access to funds.&lt;/p&gt;&lt;p&gt;A program to help troubled homeowners who have taken out second mortgages on their homes could be helpful, if it provides high-enough incentive payments to convince lenders to drop the second mortgages. Sommer recommends a regional program that gives banks &amp;ldquo;a few thousand dollars&amp;rdquo; to drop second mortgages. &amp;ldquo;Banks don&amp;rsquo;t want to give up the second mortgages because it is a big hit on their balance sheets,&amp;rdquo; he said. &amp;ldquo;However, they&amp;rsquo;re not worth anything if the homes are sold in foreclosure.&amp;rdquo;&lt;/p&gt;&lt;p&gt;Federal funds for other state programs to help the unemployed stay in their homes and programs to help borrowers whose homes are worth less than their mortgages would also be helpful, according to Sommer.&lt;/p&gt;&lt;p&gt;Sommer also expressed concern that some other states with high unemployment and massive foreclosure rates may not qualify for the additional assistance, because the average price for all homeowners there hasn&amp;rsquo;t fallen 20% or more from their peak. The credit decreases for buyers who earn &lt;/p&gt;&lt;p&gt;between $125,000 and $145,000 for single buyers and between $225,000 and $245,000 for home buyers filing jointly. ($250,000 joint returns).&lt;br /&gt;&lt;br /&gt;The move is designed to raise nearly $179 billion next year by increasing taxes on wealthier Americans.&lt;/p&gt;&lt;ul style="font-weight:bold;"&gt;&lt;li&gt;Current law allows interest on up to $1 million in total mortgages on first and second homes to be deducted. &lt;/li&gt;&lt;li&gt;The MID is highly regressive tax policy, meaning that the wealthiest people with the biggest mortgages benefit the most.&lt;/li&gt;&lt;/ul&gt;&lt;ul style="font-weight:bold;"&gt;&lt;li&gt;Last year over 70% of homeowners with a mortgage used the benefit.&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;&lt;br /&gt;Many of those watching the issue thought there may be a shot at reducing the benefit in other ways. Disallowing interest deductions on a second &lt;/p&gt;&lt;p&gt;home and homes equity loans would reduce the over all benefit.&lt;br /&gt;&lt;br /&gt;The National Association of Realtors was quick to offer a stern warning that such a move would be counter-productive to the improving housing market. &lt;/p&gt;&lt;p&gt;&amp;quot;This proposed change in the Mortgage Interest Deduction will result in further erosion of home prices and home values&amp;quot;, a spokesman said. &lt;br /&gt;&lt;br /&gt;The Mortgage Bankers Association also started firing up their lobbying. In a prepared statement just issued, MBA&amp;#39;s Chairman Robert E. When you are writing checks to pay on your credit card accounts,&amp;nbsp;&amp;nbsp;DO&amp;nbsp;NOT&amp;nbsp;put the complete&amp;nbsp;&amp;nbsp;account number&amp;nbsp;on the &amp;#39;For&amp;#39; line. Instead, just put the&amp;nbsp;&amp;nbsp;last four numbers. The credit card company knows the rest of the number, and anyone who might be handling your check as it passes through all the check processing channels won&amp;#39;t have access to it.&amp;nbsp;&lt;br /&gt;&lt;br /&gt;3. Put your work phone # on your checks instead of your home phone. If you have a PO Box use that instead of your home address. If you do not have a PO Box, use your work address.&amp;nbsp;Never&amp;nbsp;&amp;nbsp;have your&amp;nbsp;&amp;nbsp;SS#&amp;nbsp;printed on your checks. (DUH!) You can add it if it is necessary. But if you have It printed, anyone can get it.&amp;nbsp;&lt;br /&gt;&lt;br /&gt;4. Place the&amp;nbsp;contents&amp;nbsp;of your&amp;nbsp;wallet&amp;nbsp;on a&amp;nbsp;photocopy machine. Do both sides of each license, credit card, etc. You will know what you had in your wallet and all of the account numbers and phone numbers to call and cancel.... Keep the photocopy in a safe place.&amp;nbsp;&amp;nbsp;&lt;br /&gt;I also carry a photocopy of my passport when I travel either here or abroad. We&amp;#39;ve all heard horror stories about fraud that&amp;#39;s committed on us in stealing a Name, address, Social Security number, credit cards.&amp;nbsp;&lt;br /&gt;&lt;br /&gt;Unfortunately, I, an attorney, have first hand knowledge because my wallet was stolen last month... Within a week, the thieves ordered an expensive monthly cell phone package, applied for a VISA credit card, had a credit line approved to buy a Gateway computer, received a PIN number from DMV to change my driving record information online, and more.&amp;nbsp;&amp;nbsp;&lt;br /&gt;But here&amp;#39;s some critical&amp;nbsp;information to limit the damage&amp;nbsp;&amp;nbsp;in case this happens to you or someone you know:&amp;nbsp;&lt;br /&gt;&lt;br /&gt;5.. We have been told we should&amp;nbsp;&amp;nbsp;cancel&amp;nbsp;our&amp;nbsp;&amp;nbsp;credit cards&amp;nbsp;immediately. But the key is having the toll free numbers and your card numbers handy so you know whom to call. Keep those where you can find them.&amp;nbsp;&lt;br /&gt;&lt;br /&gt;6.&amp;nbsp;&amp;nbsp;File&amp;nbsp;a&amp;nbsp;&amp;nbsp;police report&amp;nbsp;immediately in the jurisdiction where your credit cards, etc., were stolen. This proves to credit providers you were diligent, and this is a first step toward an investigation (if there ever is one).&amp;nbsp;&lt;br /&gt;&lt;br /&gt;But here&amp;#39;s what is perhaps&amp;nbsp;&amp;nbsp;most important of all: (I never even thought to do this.)&amp;nbsp;&amp;nbsp;&lt;br /&gt;7.&amp;nbsp;Call&amp;nbsp; the&amp;nbsp;&amp;nbsp;3 national credit reporting organizations&amp;nbsp;&amp;nbsp;immediately to place a fraud alert on your name and also call the Social Security fraud line number. I had never heard of doing that until advised by a bank that called to tell me an application for credit was made over the internet in my name.&amp;nbsp;&amp;nbsp;&lt;br /&gt;&lt;br /&gt;The alert means any company that checks your credit knows your information was stolen, and they have to contact you by phone to authorize new credit.&amp;nbsp;&lt;br /&gt;&lt;br /&gt;By the time I was advised to do this, almost two weeks after the theft, all the damage had been done. There are records of all the credit checks initiated by the thieves&amp;#39; purchases, none of which I knew about before placing the alert. Since then, no additional damage has been done, and the thieves threw my wallet away this weekend (someone turned it in). It seems to have stopped them dead in their tracks..&amp;nbsp;&lt;br /&gt;&lt;br /&gt;Now, here are the numbers you always need to contact about your wallet, if it has been stolen:&amp;nbsp;&lt;br /&gt;&lt;br /&gt;1.) Omeprazole, the active ingredient of Prilosec&lt;/p&gt;&lt;p&gt;&amp;nbsp;and Prilosec OTC, is a proton pump inhibitor (PPI) used to reduce the production of stomach acid and prevent stomach irritation.&lt;br /&gt;&lt;br /&gt;Plavix does not have anti-clotting effects until it is converted or metabolized into its active form with the help of the liver enzyme, CYP2C19. Prilosec&lt;/p&gt;&lt;p&gt;&amp;nbsp;blocks this enzyme, thereby reducing the effectiveness of Plavix&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;h1 class="head1_body"&gt;Public Health Advisory: Updated Safety Information about &lt;/h1&gt;&lt;h1 class="head1_body"&gt;a drug interaction between Clopidogrel Bisulfate&lt;/h1&gt;&lt;h1 class="head1_body"&gt;&amp;nbsp;(marketed as Plavix) and Omeprazole (marketed as &lt;/h1&gt;&lt;h1 class="head1_body"&gt;Prilosec and Prilosec OTC)&lt;/h1&gt;&lt;p&gt;[11/17/2009]&lt;/p&gt;&lt;p&gt;The U.S. Food and Drug Administration (FDA) has new data showing that &lt;strong&gt;omeprazole (Prilosec/Prilosec OTC)&lt;/strong&gt;&amp;mdash;a medicine used to reduce&lt;/p&gt;&lt;p&gt;&amp;nbsp;stomach acid&amp;mdash;reduces the anti-blood clotting effect of &lt;strong&gt;clopidogrel (Plavix)&lt;/strong&gt; by almost half when these two medicines are taken by the same&lt;/p&gt;&lt;p&gt;&amp;nbsp;patient. Patients at risk for heart attacks or strokes who use clopidogrel to prevent blood clots will not get the full effect of this medicine if they &lt;/p&gt;&lt;p&gt;are also taking omeprazole. This effect is called a drug interaction and it occurs because omeprazole blocks the conversion of clopidogrel into its&lt;/p&gt;&lt;p&gt;&amp;nbsp;active form.&lt;/p&gt;&lt;p&gt;Since clopidogrel can cause bleeding in the stomach, medications like omeprazole may be used in combination to reduce the production of stomach&lt;/p&gt;&lt;p&gt;&amp;nbsp;acid, and prevent stomach bleeding. Omeprazole is available by prescription and as an over-the-counter (OTC) medication to treat frequent heartburn&lt;/p&gt;&lt;p&gt;FDA wants to emphasize the following information for patients using clopidogrel:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;Patients using clopidogrel should consult with their healthcare provider if they are currently taking or considering taking omeprazole, including&lt;/li&gt;&lt;li&gt;&amp;nbsp;Prilosec OTC.&lt;/li&gt;&lt;li&gt;Both clopidogrel and omeprazole can provide significant benefits to patients, and patients should always consult with their healthcare professional&lt;/li&gt;&lt;li&gt;&amp;nbsp;before starting or stopping any medication.&lt;/li&gt;&lt;li&gt;It is very important that patients talk with their healthcare professional about any over-the-counter (OTC) drugs they are taking before starting or&lt;/li&gt;&lt;li&gt;&amp;nbsp;while using clopidogrel&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;Patients who use clopidogrel and need a medication to reduce stomach acid can use antacids (such as Maalox or Mylanta) and most acid reducers, &lt;/p&gt;&lt;p&gt;such as Zantac (ranitidine), Pepcid (famotidine), or Axid (nizatidine) because the FDA does not believe that these medicines will interfere with the &lt;/p&gt;&lt;p&gt;anti-clotting activity of clopidogrel. However, Tagamet and Tagamet HB (cimetidine) should not be used. Ranitidine and famotidine are available by &lt;/p&gt;&lt;p&gt;prescription and OTC and antacids are available OTC.&lt;/p&gt;&lt;p&gt;The manufacturers of clopidogrel have agreed to look at other possible drug interactions with clopidogrel. In the meantime, the clopidogrel label will&lt;/p&gt;&lt;p&gt;&amp;nbsp;be updated with new warnings on omeprazole and other drugs that could interact with clopidogrel in the same way. The $800,000 is an&lt;/p&gt;&lt;p align="left"&gt;absolute ceiling.&lt;/p&gt;&lt;/font&gt;&lt;strong&gt;&lt;font face="Cambria-Bold"&gt;&lt;p align="left"&gt;Question: I owned my home for 10 years, but sold it two years ago year and have been renting&lt;/p&gt;&lt;p align="left"&gt;since. If I purchase a home, will I be eligible for the $6500 tax credit if I meet all the&lt;/p&gt;&lt;p align="left"&gt;other eligibility tests?&lt;/p&gt;&lt;/font&gt;&lt;em&gt;&lt;font face="Cambria-Italic"&gt;&lt;p align="left"&gt;Answer: Yes. Because you lived in the home for more than 5 consecutive years of the previous 8, you&lt;/p&gt;&lt;p align="left"&gt;will qualify for the $6500 credit. For example, Say John and his wife bought a home in 2000&lt;/p&gt;&lt;p align="left"&gt;and lived there until 2008 when he got a divorce. Whether John has been renting or bought in&lt;/p&gt;&lt;p align="left"&gt;the interim, he WOULD INDEED be eligible for the credit because he owned a home and&lt;/p&gt;&lt;p align="left"&gt;occupied it as his principal residence for 5 consecutive years out of the last 8 years. The&lt;/p&gt;&lt;p align="left"&gt;keyword here is &amp;quot;consecutive.&amp;quot; As long as he lived in that house for 5 years straight what he&lt;/p&gt;&lt;p align="left"&gt;did since 3 years doesn&amp;#39;t impact eligibility.&lt;/p&gt;&lt;/font&gt;&lt;strong&gt;&lt;font face="Cambria-Bold"&gt;&lt;p align="left"&gt;Question: I am an eligible firsttime&lt;/p&gt;&lt;p align="left"&gt;homebuyer.
